A driveway can often tolerate a very different cleaning approach from an older painted exterior. A concrete sidewalk is not cleaned the same way as historic masonry. A surface that looks dirty may also have failing paint, deteriorated mortar, an aging coating, oxidation or another underlying condition that cleaning alone will not repair. That is where experience matters.

Dixieland’s physical layout and historic character create several practical considerations that are easy to overlook.

The neighborhood developed around a traditional street grid with sidewalks, alleys, relatively compact lots and substantial mature tree canopy. South Florida Avenue forms an important commercial edge, while Lake Hunter and Dobbins Park help define the neighborhood’s surroundings. That means an exterior cleaning job may involve more than the face of a house. It can include:

  • Concrete driveways and walkways
  • Front steps and porches
  • Patios and other outdoor hardscape
  • Sidewalks
  • Fences and selected exterior surfaces
  • Commercial storefront approaches
  • Customer facing areas along South Florida Avenue
  • Older brick and masonry that require additional care

The cleaning plan should account for nearby landscaping, windows, doors, painted surfaces,
drainage paths and the condition of adjacent materials.

Mature Trees and Organic Buildup

Dixieland’s established canopy is one of its defining visual characteristics. It also means exterior surfaces can be exposed to leaf debris, shade, moisture and organic material. That can contribute to the familiar combination of darkened concrete, green or organic staining, surface dirt and buildup around shaded walkways and exterior areas.

But not every dark mark is the same. Organic growth, ordinary dirt, rust staining, oil, efflorescence, oxidation and deteriorated coatings can require different treatment. Simply increasing pressure is not a universal answer.

Pressure Washing in Dixieland FAQs

Yes, an older home can sometimes be cleaned with pressure washing or another exterior-cleaning method, but the method should depend on the material and condition. Older painted surfaces, stucco, brick and masonry should not automatically be treated like modern concrete.

It depends on the brick, mortar, condition and type of buildup. Lakeland’s historic-preservation guidance specifically cautions against pressure washing brick chimneys to remove efflorescence because it can further damage the surface. Historic masonry should be assessed before aggressive cleaning is considered.

Yes. As of August 2026, Lakeland’s Phase III Water Shortage restrictions prohibit annual pressure washing for aesthetic purposes. Certain necessary maintenance and construction-related cleaning is allowed under the City’s stated conditions.

Yes. Lakeland states that storm drains discharge directly to lakes, ponds or wetlands and lists pressure washing processes among potential illicit discharges. Cleaning should therefore be planned with drainage and runoff in mind.

Not necessarily. The City distinguishes historic-district design review for applicable exterior modifications and other projects. If cleaning is part of a larger exterior alteration, restoration, painting or construction project, the property owner should confirm whether design review applies.
