Service Estimates and Quote
Quotes are based on the information available to us when the estimate is prepared.
Depending on the service, pricing may consider:
- Surface size and accessibility
- Surface material
- Condition of the property
- Amount and type of buildup
- Staining or contamination
- Property layout
- Obstacles or items that need to be moved
- Additional surfaces requested
- Special access or preparation requirements
A quote for one service does not automatically include additional surfaces or services that were not discussed. If conditions at the property are materially different from the information used to prepare the quote, we may need to discuss a revised price before performing additional work.
What Is Included in the Service
The work included in your service is based on the agreed scope of work. For example, a driveway cleaning appointment does not automatically include the house exterior, roof, gutters, pool deck, windows, or other surfaces unless those services are specifically included. We aim to make the scope clear before work begins.
If you want to add another surface while we are at the property, ask us before additional work is performed so the scope and pricing can be confirmed.
Surface Conditions and Cleaning Results
Exterior cleaning is intended to remove appropriate surface contamination and improve the appearance of the property. It is not the same as repairing, resurfacing, repainting, replacing, or structurally restoring a surface.
Existing conditions may include:
- Cracks
- Spalling
- Surface deterioration
- Loose coatings
- Failing paint
- Oxidation
- Permanent staining
- Rust staining
- Oil penetration
- Damaged pavers or joints
- Weathered materials
- Previous improper cleaning
- Other pre-existing defects
Some staining or discoloration may remain after cleaning. Lakeland Exterior Care does not promise that every stain, discoloration, biological growth, or surface defect will be completely eliminated. The appropriate cleaning method will depend on the material, condition, and type of buildup present.
Pre-Existing Damage and Fragile Surfaces
The customer is responsible for identifying known property conditions that could affect the work.
This includes, where applicable:
- Loose or damaged siding
- Broken windows
- Damaged screens
- Loose shutters
- Deteriorated caulking
- Loose paint
- Failing coatings
- Damaged pavers
- Weak concrete
- Cracked surfaces
- Loose roof materials
- Damaged gutters
- Unstable outdoor fixtures
Cleaning can sometimes reveal defects that were previously hidden beneath dirt, algae, mildew, oxidation, or other buildup. Cleaning does not create a warranty against pre existing defects. If we identify a condition that appears unsuitable for the requested cleaning method, we may recommend a different approach or decline that portion of the work.
Appropriate Cleaning Methods
Lakeland Exterior Care does not treat every exterior surface as if it were the same material. Depending on the property, cleaning may involve pressure washing, soft washing, surface cleaning equipment, appropriate cleaning solutions, controlled rinsing, or another suitable method.
The objective is not to use the highest possible pressure. The objective is to use an appropriate method for the surface and the condition being addressed. This distinction can be particularly important for roofs, painted surfaces, coated concrete, pavers, natural stone, windows, solar panels, siding, and other materials that can respond differently to pressure and cleaning agents.
Water Use and Lakeland Requirements
Outdoor water use is subject to applicable local and regional restrictions. Lakeland’s water restrictions can change according to water shortage conditions. Customers should not assume that a cleaning service is exempt simply because the work is being performed by a professional.
The City of Lakeland currently distinguishes necessary pressure washing from purely cosmetic washing during applicable water restrictions. Its current guidance allows pressure washing for purposes such as preparing a surface for painting or sealing and removing mold or safety hazards, while cosmetic or HOA driven pressure washing may be restricted.
Water restrictions may also change over time. Lakeland’s current Phase III restrictions limit most properties to one watering day per week and prohibit wasteful water use. The City advises that restrictions are subject to change as water shortage conditions are evaluated. For this reason, the service date and applicable restrictions matter. If a requested service cannot legally or reasonably be performed under the restrictions in effect at that time, the service may need to be rescheduled or modified.
Storm Drains, Runoff and Wastewater
Water from exterior cleaning should be handled responsibly. This is particularly important in Lakeland because the City’s stormwater system connects storm drains with local lakes, ponds, and wetland areas. The City specifically lists pressure-washing processes among activities that can result in illicit discharges to the stormwater system. Its public guidance emphasizes that only rain should enter storm drains.
Accordingly, cleaning work may require consideration of:
- Drainage patterns
- Storm drains
- Nearby landscaping
- Pools
- Lakes or other water features
- Cleaning residues
- Dirt and organic material
- Other runoff conditions
Where applicable, work may be adjusted to reduce the potential for inappropriate discharge. Nothing in these Terms represents a waiver of applicable environmental, stormwater, wastewater, or other legal requirements. Florida maintains state stormwater and wastewater regulations, including rules governing stormwater discharges and wastewater activities.
Customer Property and Preparation
Customers should provide reasonable access to the areas being cleaned. Before service, customers should:
- Move fragile or valuable items away from the work area
- Secure outdoor decorations
- Close windows and doors
- Inform us about known leaks or damaged areas
- Identify delicate plants or property features
- Provide access to gates where necessary
- Make sure pets are safely secured
- Remove vehicles from areas that need to be cleaned when requested
If furniture or other items must be moved, we will determine what can reasonably be moved as part of the service. We are not responsible for moving unusually heavy, fragile, hazardous, or valuable property unless that arrangement has been specifically agreed upon.
Access to the Property
The customer is responsible for providing reasonable access at the scheduled service time. If our team cannot access the property or the agreed work area because of locked gates, vehicles, occupants, pets, construction activity, or another preventable obstruction, the appointment may need to be rescheduled. Additional charges may apply when substantial additional time or travel is required because of conditions outside our control.
Landscaping and Surrounding Property
Exterior cleaning frequently takes place next to landscaping, gardens, outdoor furniture, screens, doors, vehicles, and other property features. Reasonable precautions will be taken based on the conditions observed at the property. Customers should identify particularly sensitive plants, newly installed landscaping, delicate finishes, or other features that require special attention before work begins.
The customer acknowledges that existing plant stress, chemical sensitivity, weather conditions, or other pre existing conditions may affect landscaping independently of the cleaning service. If furniture or other items must be moved, we will determine what can reasonably be moved as part of the service. We are not responsible for moving unusually heavy, fragile, hazardous, or valuable property unless that arrangement has been specifically agreed upon.
Windows, Solar Panels, Roofs and Specialty Surfaces
Specialty surfaces may require different procedures and expectations than ordinary concrete. For example, window cleaning, roof cleaning, natural stone cleaning, painted surfaces, and coated materials can each have different limitations.
Cleaning is not a guarantee against:
- Existing glass defects
- Failed seals
- Scratches
- Damaged coatings
- Existing oxidation
- Roof material deterioration
- Existing solar panel defects
- Hard water damage
- Permanent staining
If a surface appears unusually fragile or unsuitable for the requested service, we may recommend against cleaning it.
Scheduling, Delays and Weather
Exterior cleaning is affected by weather and site conditions. Rain, lightning, high winds, storms, unsafe conditions, or other circumstances may require an appointment to be delayed or rescheduled. Florida weather can change quickly, and safety takes priority over maintaining a specific appointment time. We will make reasonable efforts to communicate significant scheduling changes.
Cancellations and Rescheduling
If you need to cancel or reschedule an appointment, please provide reasonable notice whenever possible. Appointments may also need to be rescheduled because of weather, access problems, water restrictions, unsafe site conditions, equipment issues, or circumstances beyond our reasonable control. Any cancellation fee or deposit policy applicable to a particular service will be communicated before the appointment when required.
Payment
Payment is due according to the terms provided with your quote, estimate, invoice, or service agreement. If a deposit is required, the amount and applicable terms will be communicated before scheduling. Additional work should be approved before it is performed whenever reasonably possible. Disputed charges should be brought to our attention promptly so the matter can be reviewed.
Customer Approval of Completed Work
After the service is completed, customers should inspect the accessible cleaned areas when reasonably possible. If you believe something included in the agreed scope was missed or there is a service related concern, contact Lakeland Exterior Care promptly with details about the issue. This gives us an opportunity to inspect the area and determine whether additional cleaning or another remedy is appropriate.
A request for additional cleaning does not automatically establish that the original service was defective, particularly where the remaining condition results from permanent staining, deterioration, material limitations, or a condition outside the agreed scope.
Limitations of Cleaning Services
Cleaning is a maintenance and appearance service. It does not replace:
- Concrete repair
- Roof repair
- Roof replacement
- Painting
- Resurfacing
- Recoating
- Paver repair
- Structural repairs
- Drainage correction
- Plumbing work
- Electrical work
- Landscaping repairs
If the underlying cause of a problem is outside exterior cleaning, the customer may need a qualified specialist for that condition. For example, cleaning standing water from a surface does not correct an underlying drainage problem.
Safety Around the Work Area
Customers, children, pets, visitors, and other occupants should stay clear of active cleaning areas and equipment. Wet surfaces may become temporarily slippery. Cleaning equipment, hoses, ladders, extension equipment, water, and cleaning solutions may create temporary hazards within the work area. Customers should follow reasonable instructions from the cleaning team while work is underway.
Service Limitations and Right to Decline Work
Lakeland Exterior Care may decline or stop work when conditions make the requested service unsafe, inappropriate, unlawful, or materially different from the conditions represented when the service was scheduled. Examples may include:
- Unsafe roof access
- Severe surface deterioration
- Hazardous materials
- Unsafe electrical conditions
- Unstable structures
- Severe weather
- Restricted access
- Conditions that could cause unreasonable property damage
- Applicable water-use restrictions
- Other circumstances outside the reasonable scope of the service
Stopping or declining work does not mean that the property cannot be cleaned by any method.
It means the requested method or circumstances may not be appropriate for our service.
Photos and Property Documentation
Before, during, or after service, photographs may be taken for legitimate business purposes such as documenting property conditions, service scope, completed work, or before-and-after results. If photographs are intended for public marketing use, any applicable customer permission or company policy will be handled separately.
Changes to These Terms
These Terms & Conditions may be updated when our services, operating practices, or applicable requirements change. The version in effect at the time of service will generally apply to that service, subject to any separate written agreement. Because local water restrictions and environmental requirements can change, customers should rely on current official requirements rather than an old website statement when a particular rule matters to a job.
Local Rules and Applicable Requirements
Lakeland Exterior Care operates in Lakeland, Florida, where exterior cleaning can involve local water conservation requirements and stormwater considerations. The City of Lakeland currently identifies pressure washing as a potential source of illicit stormwater discharge and states that its storm drains ultimately discharge to lakes, ponds, or wetlands.
Florida also maintains stormwater and wastewater regulatory frameworks governing discharges and related activities. These Terms do not replace applicable laws, ordinances, water shortage orders, permits, HOA rules, or other requirements that may apply to a particular property. Where a conflict exists, applicable law or a valid governmental requirement controls.
Questions About Your Service
If you are unsure about what is included in your cleaning service, whether a surface is suitable for cleaning, how your property should be prepared, or whether current water restrictions affect the requested work, contact us before the appointment.
We would rather clarify the issue before work begins than create an avoidable problem afterward.
